The Belle Shores Condominiums were designed and built for the Frameworks Group, LLC with the intent to provide luxury ocean view condominium living to New Yorkers, located in the Rockaway Park section of Queens, NY. We designed and build over 100-3,5 story buildings each containing 3 units. The first and second floors are each 2 bedroom units with 2 bathrooms, and the third and fourth floors a duplex with 3 bedrooms 2,5 bathrooms, and over 1,400 square feet in net floor area. The development is located in a residential R5 Zone and utilizes the “predominantly built up” provision in the NYC Contextual Zoning, which allows a maximum permitted Floor Area Ration (FAR) of 1.65 of the total lot area.

The interior spaces are “intelligently designed” spaces, which creates the true luxury while utilizing a high end appeal with finishes and moldings that emulate the type of appointments provided in single family luxury homes. Features such as a built in gas fired fireplace, an over 500 square foot exterior roof deck, true ocean views from every unit by the buildings positioning and off street parking facilities renders this as luxury living.
